Alas, what would one do without the Doggie Bag?

Not the kind of Doggie Bag from a restaruant but the kind that is useful when you are walking you dog.

Big difference, right? 

When I first moved to Crowne Hill in Temecula, I didn’t have a dog and I hardly noticed the Doggie Bag dispensers that were located along Crowne Hill Drive and all around the parks and walking trails.

I am very thankful for them now.  For one thing they have a refreshing smell to help with the whole process of picking up after your dog.

This really does make a big difference.  I don’t mind putting one in my pocket as Max and I run because at least they smell good.

It says on the dispenser, be Kind and Don’t be Fined however, I could not find anything, anywhere in the Temecula Code Enforcement directory that stated there was a fine for not picking up after your dog.

If anyone out there knows what the fine please let me know?

What to do if you really want a home in Riverside County.

We are jumping through hoops here to get our offers accepted.  Every home has multiple offers almost as soon as it is listed.  Unless the home needs major repairs, of course.

But the nice homes, that everyone wants have so many offers yours will get lost in the shuffle unless you do the following.

Submit your offer as soon as the home is listed….or as soon as there is a status change back to “Active”.

Some of the homes do fall out of escrow for one reason or another if it is in Back Up or Pending, you don’t have much of a chance, just move on to one that is showing “Active”.  Status.

Get your pre-approval together: (Call me for  a Reference)

• Current Pre-approval from a direct lender with DU-Desktop Underwriting findings
• 1st page of credit report showing credit scores
• Bank Statement with “Proof of Funds”

Try this special eggnog that is made by fluffing the egg whites first before adding to the milk and yoke mixture….the cognac that is my favorite is: Navan Vanilla Cognac…..YUM!!!

Ingredients

Serves 26

• 12 eggs, separated
• 1 1/2 cups superfine sugar
• 1 quart whole milk
• 1 1/2 quarts heavy cream
• 3 cups bourbon
• 1/2 cup dark rum
• 2 cups cognac
• Freshly grated nutmeg

Directions

1. In a very large bowl, beat egg yolks until thick and pale yellow. Gradually add sugar to yolks. With a wire whisk, beat in milk and 1 quart cream. Add bourbon, rum, and cognac, stirring constantly.
2. Just before serving, beat egg whites until stiff. Fold into mixture. Whip remaining 1/2 quart heavy cream until stiff, and fold in. Sprinkle with nutmeg.

The ”Great Schools” website, which itself has a rating as being the best family and parenting websites, has given the Temecula Valley Unified School district a rating of 8 (10 is the highest).

 The great schools website also has reviews for each school written by parents.  It shows each of the individual school ratings for academics, teachers, extra curricular activities as well.   

 Temecula Valley Unified not only excels in academics but have won National awards for athletic and artistic accomplishments.  Our music departments include choirs, marching band, jazz band as well as individualized and advanced musical study of the history and theory of music.

One of the most important things to consider when moving to a community, is the National ranking and quality of the school system.  Even if you don’t have school aged children, the quality of the school system is an important factor when deciding on a City to live.  Highly rated schools, are a sign that a City is healthy and thriving as a community.

   This hot air balloon landed righ in front of our home this morning.

Temecula has so many beautiful areas.  Crown Hill is the last sub-division before entering the Temecula Wine Country.

There has been a lot of this lately, in fact  the second picture down was taken about two weeks ago and landed on the other side of  “Crown Hill Park”. 

Other areas you may see Hot Air Balloon sightings are Morgan Hill, and even some of the vacant lots on 79 south.

Temecula Real Estate ~

Here’s another one that needs an offer NOW…..This happens when the bank finally decides to approve a short sale. 

Temecula Investment or First Time Buyer Home

This is one huge difference between making an offer on a Bank Owned home as apposed to making an offer on a Short Sale.

When a short sale first becomes active on the MLS, it gets many offers, however by the time the short sale is approved the buyer as moved on because the bank can take 4 to 5 months to “approve the short sale”. 

When they do get approved they need an offer!

This one here could get an offer accepted anywhere from $140,000 to $153,000.

Inventory is low here in Riverside County, California.  When news reporters report National sales statistics remember that those statistics are averaged for the entire Nation.

Here in Riverside County we have a unique situation.  Since we are sandwiched between Orange and San Diego Counties we are getting buyers from both of these neighboring Counties who are quickly buying up our lower priced and near new homes.

The nicest properties are having 25 or more offers submitted on them within the first few days of being listed.

The banks are slow to process short sales and this is adding to both the reduction in inventory and also the buying anxiety that is present.

I am getting e-mails and phone calls from people wanting homes and feeling like they are going to miss the boat.

This is due to the fact that the buyers who are submitting FHA and VA offers are getting their offers ignored because the banks are getting so many offers from conventional and cash buyers.  These conventional and cash buyers are more attractive to the banks because they are less risks as borrowers.
